Financial history doesn't repeat itself, but it often rhymes. You can't be stupid enough to trade off anything I say.... I'm lucky they let me out of the straight-jacket long enough to trade.

GYOFB

The woods right?

Sorry, you were serious.

Suburban, but this is a rural(city(like Mayberry(we have a yearly rodeo) area from the 60's, gone suburb. 20 years ago it was large farms and ranches. Now it is a mix 30% ranch properties/20% High end/50% Suburban

So, many of the larger properties were consumed by the "building Craze" in the past 7 years.

West Jordan Utah is 20 miles from downtown salt lake city. Downtown SLC was absolutely gutted as an Urban center, in the past 20 years. In fact "The Church" gobbled up quite a bit of it 10 years ago, to create what is joked about as "Mormon Vatican City". We have a strong economy, Very conservative.(The City Council, didn't find it funny or ironic when the budget started to dry up, and I suggested that "You cut taxes in a downturn"), well educated. Our housing collapse happed 6-18 months late.

The Urban areas have decentralized, and have been developing into an Urban corridor running north and south between Provo and Ogden.

You want another one; A few doors down one of our Legislators/developers purchased 3 large properties(4 acres) and turned them into a housing development of "monster homes". This was 2006 on the nose. The trend here was to build large homes, close together. Their supposition was that the "high end" housing market was still holding up. They built $500K no-conforming loan homes. They have been sitting there for 2 years now.

This weekend, they finally gave up and have them for sale at $270

Another interesting tidbit in the paper. The state government is going to use much of the Federal stimulus to make up for the shortfalls in state money.

Education funding: Cuts still loom, but stimulus funds helping.

Salt Lake County has big plans for stimulus cash
